Purchasing a New Home

When in the market for a new home, there are several things you should consider in the decision making process. You arrive at your final selection after a thorough examination of:

1. The region
(county and city)

2. The community
(overall neighborhood,
amenity, schools, services)

3. The homes available
(style, architecture, type of home –
single family or townhome / condominium)

4. Price and value
(price per square foot, taxes,
review of your budget)

Purchase Agreement Timeframe

While Venture Communities is building your new home, you will participate by taking care of several important aspects of your purchase. Your purchase agreement will set forth timeframe’s for the following:

Venture Communities participates in paying some of your closing costs when you select our preferred lender for financing. The preferred lender shares in our commitment to your satisfaction, as well as understands our expectations for performance. Please ask our Sales Associate about our preferred lender program. You may also visit our preferred lender’s website for further information or to pre-qualify for a loan.

Depending upon the stage of construction of your home at the time the purchase agreement is executed, you will meet with our Design Center Coordinator to add some personal touches to your new home. Because we order many items in advance, making a timely appointment will help to ensure more choices for your home.

Once the design appointment is complete, it is time to sit back and watch your home become a reality. We may contact you for a pre-construction review to confirm any changes to the plan, discuss site conditions, and check the placement of any special requests made by you at the time the purchase agreement was signed.

It is your option to hire a home inspector to review the construction of the home at various stages. Please choose your inspector carefully, as we require that they be a member of at least one of the two prominent professional associations. They must be current full members of either the Georgia Association of Home Inspectors, or the American Society of Home Inspectors. Proof of membership is required. Please see our Sales Associates for scheduling of home inspections.

You’ve probably heard this referred to as the “walk through” or “punch list”. Venture Homes views this important meeting as an introduction to your new home and its many features.  Our Sales Associate will contact you to schedule the appointment. Appointments are scheduled Monday through Friday from 9 a.m. until 3 p.m.

When buying a Venture Communities home you can be confident that your home will close on time. Approximately 30 days before closing, you can rest assured that your closing date will not change. Prior to that time, factors such as weather, material and labor shortages, delays in responding to your lender’s request for documentation, and change orders may have a negative impact on the closing date. Please expect to spend 45 minutes to 1 hour at the closing. Our Sales Associate will provide you with a closing letter detailing the location, time, and items that you will need on the day of closing.

Other items to consider while shopping for a new home:

Consider your “NEEDS” versus your “WANTS” 

Needs might be:
– Enough square footage
– Enough bedrooms and baths
– Size of kitchen

– Parking space
– Storage space
– Proximity to school and work;
– Lot size

Wants might be:
– Carpet color/style
– Exterior colors
– Amenities such as a pool

– Hardwood / tile floors
– Media rooms
– Basement

Carefully assess your needs and wants, consider your budget and shop accordingly. It helps to use a checklist as your view each property to record your comments, the home’s amenities, etc… A homebuyer’s property scorecard is attached for your use when shopping for a new home.
